Hyperion Tiles Ascot BerkshireBEAUTY IN EVERY DETAIL

In 2026, tiling an average UK bathroom costs roughly £1,800 to £4,500 all in — about £90 to £180 per square metre once tiles, adhesive, waterproofing and labour are added together. A small cloakroom can start from around £900, while a large bathroom finished in marble or handmade tiles can pass £8,000. Tiles themselves usually account for only 35–45% of the bill; labour and preparation make up the rest, and they are where budgets most often slip.

What does it cost to tile a bathroom in 2026?

The single biggest driver is how many square metres you are covering — not how expensive the tile is. A cloakroom with a splashback costs a fraction of a family bathroom tiled floor to ceiling, even if both use the same tile. These are realistic UK all-in ranges, including tiles, materials and fitting.

Bathroom Size Typical Tiled Area All-in Cost (2026)
Cloakroom / WC 4–8 m² £550 – £1,400
Small bathroom or en suite 8–14 m² £900 – £2,200
Typical family bathroom 18–25 m² £1,800 – £4,500
Large bathroom / wet room 28–40 m² £3,500 – £9,000+

Note: Region matters too. London and the South East typically run 20–30% above the national average on labour, while parts of the North and Midlands sit slightly below it.

How much do bathroom tiles cost per square metre?

Supply cost varies enormously by material. Crucially, so does the labour rate attached to it: bigger, heavier and more intricate tiles take longer to lay, so a premium tile costs more twice over.

Tile Type Supply Cost (per m²) Typical Labour (per m²)
Budget ceramic wall tile £18 – £30 £35 – £45
Mid-range porcelain £35 – £60 £40 – £55
Large-format porcelain (60x60cm +) £45 – £90 £55 – £80
Marble and natural stone £70 – £150 £55 – £85
Mosaic, terracotta and handmade £80 – £200 £70 – £120

Is it worth paying more for porcelain?

Usually, yes. Porcelain is denser and far less porous than ceramic, which makes it more suitable for bathroom floors and shower enclosures, and it holds its finish for decades. Because tiles are the smaller half of the budget, stepping up from a £25/m² ceramic to a £50/m² porcelain on a 22 m² bathroom adds around £550 to a £3,000 job — roughly 18% more for a materially better result.

How much does a tiler charge?

Most UK tilers price per square metre, but will quote a day rate for small or awkward jobs. Expect £180 to £280 per day, with a typical family bathroom taking three to five days including preparation and grouting.

Ask any quote to be broken down into preparation, tiling and grouting. A price that looks cheap per square metre often excludes tanking, levelling or waste removal — the three items that most commonly appear as extras later.

What else goes into the bill?

  • Adhesive and grout — £8 to £15 per m². Flexible adhesive and epoxy grout cost more but perform better in wet areas.
  • Tanking and waterproofing — £20 to £40 per m², or £150 to £400 for a single shower enclosure. Non-negotiable behind a shower.
  • Levelling and backer boards — £15 to £30 per m² where floors or walls are uneven.
  • Stripping old tiles and waste — £15 to £30 per m², plus £200 to £350 for a skip.
  • Trims and edging — £8 to £20 per length; a typical bathroom needs six to ten.
  • Electric underfloor heating — £60 to £110 per m² supplied and fitted, plus the electrician's connection.
  • Sealer for natural stone — £30 to £60 for the product, then re-sealing every two to five years.

Worked example: A 2.4m x 2.0m family bathroom

Scenario: Walls tiled floor to ceiling, floor tiled, mid-range porcelain at £45/m², existing tiles stripped out.

Item Calculation Cost
Floor area 2.4m × 2.0m 4.8 m²
Wall area 8.8m perimeter × 2.4m, less door & window 18.2 m²
Total tiled area 4.8 + 18.2 23 m²
Tiles to order (+10% wastage) 25.3 m² × £45 £1,139
Materials (Adhesive, grout, trims, tanking) — £380
Labour 23 m² × £48 £1,104
Strip out and skip — £420
Total ≈ £3,043

Swap the porcelain for a £110/m² marble and the same room lands nearer £5,000. Keep the walls to half height and it drops to around £2,100.

How to work out your own tiled area

Measure each wall's width and multiply by the height you intend to tile. Add the floor (length × width). Subtract the door opening, window and — if you are not tiling behind them — the bath panel and shower tray footprint. Then add 10% for wastage, or 15–20% for herringbone, diagonal or large-format layouts where more cutting is needed.

Always buy the full quantity in one order. Tiles are produced in batches, and a later top-up can arrive a shade off.

Five ways to cut the cost without cheapening the look

  1. Tile selectively: Full-height tiling in the shower and bath zone, with paint or half-height tiling elsewhere, can remove a third of the area.
  2. Use one hero tile: Reserve an expensive mosaic or patterned tile for a single feature wall or niche, and use a cost-effective porcelain everywhere else.
  3. Choose a simple layout: Straight stack and brick bond cut faster than herringbone or diagonal, saving both labour and wastage.
  4. Pick larger formats for floors: Fewer tiles means fewer grout lines and quicker laying — though very large formats need a flat substrate.
  5. Check clearance ranges: End-of-line stock often covers a small bathroom at a significant saving.

Frequently Asked Questions

How much does it cost to tile a small bathroom?

A small UK bathroom or cloakroom with roughly 8–12 m² of tiling usually costs £900 to £2,200 in 2026, including tiles, materials and labour. Choosing a standard-format ceramic or porcelain tile and tiling only the wet zones rather than floor to ceiling is the quickest way to stay at the lower end.

How much does it cost to tile a bathroom floor only?

Tiling just the floor of an average 4–5 m² bathroom costs about £350 to £900 fitted. Expect roughly £35 to £90 per m² for the tiles and £40 to £75 per m² for labour, plus adhesive, grout and any levelling compound the subfloor needs.

How much does a tiler charge per square metre in the UK?

Most UK tilers charge £35 to £60 per m² for standard ceramic and porcelain tiles, rising to £55 to £85 for large-format and natural stone, and £70 to £120 for mosaic or intricate patterns. Day rates are typically £180 to £280, and London and the South East sit around 20–30% above the national average.

How much does it cost to re-tile a bathroom?

Re-tiling costs the same as a first-time job plus £15 to £30 per m² to strip the old tiles and make good the surface, and £200 to £350 for a skip or waste collection. On a typical family bathroom, budget an extra £300 to £600 compared with tiling fresh plasterboard.

Are tiles or labour the bigger cost when tiling a bathroom?

Labour and ancillary materials usually account for 55–65% of a bathroom tiling budget, with the tiles themselves making up the remaining 35–45%. That is why upgrading from a budget ceramic to a quality porcelain often adds far less to the total than people expect.

How much extra tile should I order for wastage?

Add 10% to your measured area for straight-laid tiles, and 15–20% for herringbone, diagonal or large-format layouts where more cutting is involved. Ordering a shortfall later risks a different batch shade, so it is worth buying the full quantity in one go.
